Landlord’s electric panel gets fried in a electric surge!
Our restaurant client - a tenant, called because the buildings electric panel got fried in a electrical surge. Since this was a Wednesday and a busy weekend was upcoming, he went and rented a generator to keep the restaurant open. We got his insurance company to cover the temporary generator and then subrogate against the landlord, to recover their claim. This is how a restaurants insurance policy should work, as a tenant you are entitled to a working, functional space you rent. The electrical surge wasn’t your fault, it came from an outside source, the transformer on the power pole.
